An Introduction to HomeBuilder

What's holding your business back?

HomeBuilder FAQs

What is HomeBuilder by Suite Engine?

HomeBuilder is a comprehensive construction management system designed specifically for production residential builders. Built within Microsoft Dynamics 365 Business Central, it is a professional accounting system that integrates and manages your entire project lifecycle—from initial budgeting through construction, sales, and after-sales service. Think of it as your command center for managing multiple communities, tracking costs in real-time, and keeping buyers happy with integrated portal access.

How much does HomeBuilder cost?

HomeBuilder pricing depends on several factors including your number of users, communities under development, and specific feature requirements. We offer both North American and Worldwide editions (select countries) through Microsoft AppSource. Rather than one-size-fits-all pricing, we’ll work with you to create a package that matches your business needs. Schedule a personalized demo, and we’ll provide detailed pricing based on your specific requirements.

Do I need Microsoft Dynamics 365 Business Central to use HomeBuilder?

Yes, HomeBuilder is embedded within Business Central, which means you’ll need a Business Central license. However, this isn’t a limitation—it’s a strength. You’re getting a complete ERP system that handles all your financials, plus specialized construction management features. Many builders find that Business Central plus HomeBuilder costs less than their previous combination of separate accounting and construction management systems.

How long does it take to implement HomeBuilder?

Most builders are up and running with core functionality within a 6 to 9-month time frame, but can be as low as 60-90 days. This includes data migration, initial configuration, and team training. The exact timeline depends on factors like the complexity of your operations, the number of active communities, and how much historical data you want to migrate. We’ve structured the implementation process to get you productive quickly while minimizing disruption to ongoing projects.

Schedule a personalized demo, and we’ll provide an estimate based on your specific requirements.

Who is the ideal HomeBuilder customer?

HomeBuilder is designed for established builders who’ve moved beyond the startup phase. Our clients typically build 30 or more units per year, with our sweet spot being builders producing 100-500 units annually—though we have no limits on legal entities or phases, so we scale with builders of any size.

We’ve found HomeBuilder particularly resonates with second and third-generation builders who understand that success isn’t just about building quality homes—it’s about having rock-solid financials and modern systems that give you real-time visibility into your business.

Can I get a Free Trial of HomeBuilder?

You can download a free trial of HomeBuilder (NA) or HomeBuilder W1 (select countries) directly from Microsoft AppSource. Our recommendation: let us guide you through the implementation process. We’ve seen firsthand that navigating complex systems without support leads to frustration and lost time. We’re invested in your success and want to be your partner throughout this journey.

Can HomeBuilder handle multiple communities and projects simultaneously?

Absolutely. HomeBuilder was built for production builders managing multiple communities at various stages of development. You can track individual lots across different communities, manage separate budgets for each project, and maintain distinct buyer and contractor relationships per community. The system provides both consolidated reporting across all projects and detailed drill-downs into individual communities.

What makes HomeBuilder different from generic ERPs or standalone construction systems?

Here’s the key difference: HomeBuilder isn’t trying to be everything to everyone. Generic ERPs force you to adapt your construction processes to their one-size-fits-all approach, while standalone construction systems leave you juggling multiple databases and manual data entry between your project management and accounting systems.

HomeBuilder is purpose-built for residential construction and embedded directly within Microsoft Dynamics 365 Business Central. What does this mean for you? You get construction-specific features like lot management, buyer portals, and warranty tracking that actually understand how builders work—not generic “project management” that you have to pretend works for houses.

And because it’s built within Business Central, not bolted on, your project costs flow seamlessly into your financials. No integration headaches, no duplicate data entry, no reconciliation nightmares. Plus, you’re getting the stability and continuous innovation of Microsoft’s cloud platform, not a standalone system that might not exist in five years.

What's included in the buyer portal?

The buyer portal gives your customers 24/7 access to their home’s progress, including construction milestones, selection deadlines, upgrade options, important documents, and payment schedules. Buyers can submit service requests, view warranties, and communicate with your team—all in one secure location. This transparency reduces calls to your office and increases buyer satisfaction throughout the construction process.

How does HomeBuilder help with budget control?

HomeBuilder provides real-time visibility into costs at every level—from models, to individual lots, to entire communities. You’ll see estimates, planned/vendor contract costs, actual costs, and estimates to complete updated automatically as purchase orders are issued and invoices are processed. Track potential overruns before they become problems, and maintain detailed cost histories for better estimating on future projects.

Can contractors and vendors access HomeBuilder?

Yes, through the contractor portal. The main job of the vendor/trade portal is a document sharing tool, e.g., for drawings, plans, etc. However, vendors can also see Work Orders and mark them as completed, and they can see Purchase Orders for Extras.. This keeps everyone coordinated while maintaining security. You control exactly what each contractor can see and do, and all their updates flow directly into your main system for real-time project tracking.

Does HomeBuilder integrate with other construction software?

HomeBuilder has a ready-made integration with SaleFish and, for our Canadian clients, Tarion.

HomeBuilder integrates seamlessly with the entire Microsoft 365 ecosystem—Excel for reporting, Outlook for communications, Teams for collaboration, Power BI for advanced analytics, and more.

For other construction-specific tools, we can typically integrate using our API Engine. Plus, since it’s built on Business Central, you have access to hundreds of other compatible apps on Microsoft AppSource.

What kind of support and training do you provide?

We provide comprehensive support throughout your HomeBuilder journey. This includes initial implementation assistance, structured training for your team, ongoing technical support, and access to our extensive knowledge base. You’ll have access to video tutorials, documentation, and best practices guides. Our support team understands both the technical side and the construction industry, so you’re talking to people who speak your language.

How does HomeBuilder handle warranty and service management?

HomeBuilder includes complete after-sales service functionality and has been tuned to work smoothly from phone, tablet, or pc. Create inspections by type, e.g., PDI, 30-day, etc., maintain pre-defined checklists and default deficiencies linked to vendors.  Create Work Orders from service issues with easy-to-use emailing and print functions to your trades. Track from submission through resolution with summarized charts with automatic email of open issues. Schedule service appointments and maintain detailed service history for each home. The buyer portal allows homeowners to submit requests with photos, while your team can track response times, assign work to contractors, and monitor satisfaction—all critical for maintaining your reputation and managing warranty reserves.

Is HomeBuilder suitable for custom builders or just production builders?

HomeBuilder is geared towards the production home builder and the Semi-Custom Builder. For structural amendments to a lot, we have a strong selections function with a robust bundling functionality, but we currently always require a model to go on a lot.

So, you could say that right now, HomeBuilder delivers the most value for production builders and developers managing multiple communities and spec homes; this can be single-family dwellings, townhouses, high-rise units – anything with a model. If that’s your business model, you’ll find everything you need today—from lot management to buyer portals to warranty tracking.

If you’re exclusively a custom builder, know that we’re actively developing features tailored for custom builders, with a full suite of custom-builder-specific functionality planned for release in 2026.

Check out our development roadmap to see what’s coming, or let’s discuss how current features might still benefit your operation.

Can I access HomeBuilder from mobile devices?

Yes, HomeBuilder is cloud-based and accessible from any device with an internet connection. Field superintendents can update progress from job sites using tablets, sales teams can access lot availability on their phones, and executives can review dashboards from anywhere. The responsive design ensures a good experience regardless of screen size.

Here’s a video of handling a service issue via a mobile device.

How do I get started with HomeBuilder?

The best first step is to schedule a personalized demo. We’ll show you HomeBuilder in action, focusing on your specific challenges and requirements. After the demo, we can provide a detailed proposal including pricing, implementation timeline, and ROI projections.

You can also download HomeBuilder (NA) or HomeBuilder W1 (available in select countries outside of NA) directly from Microsoft AppSource to start a free trial.
